Mortenson has been selected for a major role in the Allianz Field project, as it will lead the mixed-use development surrounding the upcoming MLS stadium.
The future home of Minnesota United FC, Allianz Field is slated to be the anchor of a larger development project in St. Paul’s Midway neighborhood. Roughly 25 acres surrounding the soccer-specific stadium will be developed to feature a slate of amenities that include entertainment destinations, retail, offices, residences, and hospitality buildings.
New York-based RD Management owns the property, while Mortenson will be tasked with leading the development. More from the Star Tribune:
“I think developers and team owners alike are seeing stadiums as catalytic redevelopment opportunities,” said Jeremy Jacobs, director of real estate development at Golden Valley-headquartered Mortenson, in an interview.
Jacobs compared the potential transformational impact of Allianz Field in the Midway neighborhood to what U.S. Bank Stadium, which Mortenson built, did for the east side of downtown Minneapolis.
Jacobs pointed out that an asset of the Midway site is that it is highly accessible via the highway, light rail and on foot.
“I think you got just a great mixture of ingredients,” he said. “Historically this site and ones like it nearby have escaped the attention of developers and investors but I think we see a lot of runway.”
Allianz Field is slated to open in time for the 2019 MLS season. Planning for the surrounding development is taking shape now, with the project expected to unfold over a period of three to seven years.
